we publish Q4 2022 Portfolio Performance on January 31, 2023.
We will publish our next quarterly performance report (Q1 2023 Portfolio Performance) on April 28, 2023; This will include annual revaluations of all properties, carried out by independent RICS-accredited surveyors.
Today's update covers important activities in March:
- Capital Fund Raisings and Shareholder Votes
- LHX Fully Shared Investment Plan
- Fifth Anniversary Properties
- Additional property-by-property disclosure
- Capital Fund Raisings and Shareholder Votes
In March, 3 properties required new capital to strengthen their financial position:
For all 3 properties, shareholders voted for equity fundraising rather than auction sales.
All 3 equity fundraisings have been completed successfully, raising £248,000. This marks the third successful round of equity fundraising, in which 13 properties have raised £1.6 million, resulting in balances significantly more solid with which to carry out orderly disposals of units that maximize sales prices.
- LHX Fully Shared Investment Plan
March was Better's second month of direct investment in the Stock Market. This investment is creating greater liquidity and more efficient pricing across the market.
In addition to Better's investment in March, funds invested in the LHX Fully Shared Investment Plan have been successfully deployed. Since its inception in February, All-Share has offered a compelling portfolio:
- February: 39 properties, 25% discount on vacant possession value (after all charges and taxes), representing an unrealized capital gain of 34%.
- March: 32 properties, 27% discount on vacant possession value (after all fees and taxes), representing a 37% unrealized capital gain.
There are 2 days left to participate in the next round. Client funds are invested monthly and our April deployment It is open for financing until 11:59 p.m. on Friday, March 31.
- Fifth Anniversary Properties
The following 5 properties completed their 5th anniversary process in March and have begun the disposition process:
- Additional property-by-property disclosure
In last month's update, we reported that all residential properties now it will show Individual Unit Details in a new tab in the “Finances” section. Now we've gone a step further and provide even more detailed information, unit by unit, for each property.
Now, for each unit currently in possession, you can see the purchase price, latest independent valuations, contracted rent, and the “status” of each unit, for example, vacant for sale, on offer, etc.
For each unit sold, you can see the purchase price, the latest independent valuations, and the sales price. For both, we show the totals, as well as any premium or discount on the purchase price. Here is an example, Blackford Court, Cannock:
